The Landlord's Guide to Seasonal Maintenance: Summer Edition

If you can manage to get a dry patch amongst the rainy British summer, it’s the perfect time of year to carry out the following maintenance jobs on your rental property.

Externally you should consider getting any pieces of decorating like painting, fencing and paving completed in the summer when the days are longer and (supposedly) warmer.

Take this time to ensure the garden is well maintained. If it is your tenant’s responsibility then pop round for an inspection to ensure they are keeping on top of it. Although it may be their responsibility to maintain the garden it is a good idea for you to take the time to look at any larger shrubs and trees and decide whether they need cutting back or removing as these are decisions your tenants won't be able to make without your consent.

Inside the property now is the perfect time to get the boiler serviced as its less likely to be in use. This will prevent any nasty shocks when the winter comes around.

Finally, a note about pest control – warm weather brings out small creatures that we would rather not live with us in our homes. Wasps and bees are especially common at this time of year. You must always ensure you hire a professional pest control company to handle their removal as many species of bees are protected. They will be able to advise you on the best way forward. You can also check the British Pest Control Association for more advice.
