How to Find Your Perfect Tenants

Finding the right tenants can make a huge difference to the money you make from your investment. Long-term, stable tenants who look after your property and pay rent on time are every landlord's dream! So how do you find them?

Marketing Your Property

Market your property towards the type of people you want to attract. It’s pretty simple- if the pictures show your property looking clean and well presented, you’re more likely to get enquiries from people who will keep their home looking smart. If it looks cluttered and dingy the only people who will apply are those that don’t care if it looks that way!

We also find that the more information you can provide the better. Make sure you include a floor plan and a detailed description. You’ll save time in the long run by filtering out anyone who the property is not suitable for.

Vetting Enquiries

Trust your gut instinct. If you get a bad feeling about someone on the phone or at the viewing you’re probably right. Never sign someone up without meeting them in person first- even if this means a skype interview! Try to engage potential tenants in conversation so you can learn more about them and their attitudes towards renting. Use a pre-application question form if necessary.


This is the most important stage of the process. While you can perform a reference check yourself, we recommend using a reputable referencing agency. Things they should check include affordability, credit, criminal background check (for example, County Court Judgements), previous landlord reference and employer’s reference. Some even perform a right to rent check for you.


Don’t completely rule out a tenant just because part of their reference doesn’t seem ‘perfect’. There are advantages and disadvantages in most situations. For example, a tenant with a pet is more likely to stay longer because it’s hard to find properties which will take them. You might think children will mess up the house just as much (if not more) than a pet, but families are less likely up sticks and move. If you have any concerns about part of a tenant’s reference, just chat to them about it! It’s great to start an open line of communication early on and this will give you the chance to be more discerning in your decision.
