Creating One True Hipster: Co-Living With A Difference

One True Hipster is our latest Co-Living Development with a difference. Thoughtful design and creative finishing touches combine to ensure a one of a kind property. To celebrate the project finishing, we got all the inside details from Jade at BEESPACE who masterfully designed and developed the space into the most innovative property on the Nottingham market today.

Before we get in to the details of the property, could you give us a little bit of background about you and your company, BEESPACE?

BEESPACE was created by accident. The story starts in Jan 2018 which is when I first set up the BEESPACE Instagram page. I started casually posting images of my own HMOs. People seemed to really like what I was doing with the look and feel. It wasn’t long before I was being approached by other investors to design HMOS for them, as they could see that being design led in the rental marketing was becoming a must.

Before becoming a mum and property investor I was a retail shop designer. In essence I apply the same design principles to the houses and projects I work on now as I did to the retail spaces and concepts that I used to create. In retail you have to create design that will stand the test of time and also be at the height of customer experience.

What was the vision behind the design for the One True Hipster House?

When I create a bespoke creative Co Living concept for a client I like to design it for them, but importantly I also make sure it will connect well to the area the concept will be in. After all, the tenants that will be living in the house will know the local area.

In this case the area was Sneinton, Nottingham. The One True Hipster concept was inspired by the success of The Watered Garden, which is a artisan botanical shop located in The Lanes, Sneinton. You can also find lots of ‘hipster’ type cafes and bars in and around The Lanes which sits on the edge of Nottingham’s famous creative quarter. A concept that could reflect all of this made perfect sense to me.

What was your favourite part of the process? What were the challenges?

My favourite part of the process is watching the vision come to life. In the early part of a project it's all very much about demolition and making a mess! As the weeks pass you really see the true potential of what is being created. I really enjoy creating the detail and then bolting it all together so it can be a reality. Always when working with HMO the biggest challenge we face is how to use space. Every inch of space has to be considered so the total space is functional and user friendly, but at the same time flows well and is enjoyable to use.

How long did it take to complete?

I worked on this project over the space of around 5 months from start to finish.

What special considerations did you have to make for the property being a HMO?

There are many special considerations that need to be factored into a HMO design. Keys things are the type of lights that are used, fire doors and kitchen amenities (just to name a few).

What is your favourite part of the finished space?

Oooh tough question! When I design a Co Living space no two areas of the house are the same. I create a total experience within the house, each room has a different finish but still feels the same throughout.

That said in this particular project I absolutely love the open plan kitchen/ living space. I was so pleased with how the parquet floor, hair pin table and distressed wall combination worked out. I really hope it's enjoyed a lot by the tenants that are going to live there!
