Winter is the most likely time for maintenance issues to occur. Ensure you have taken the correct steps to protect yourself and keep your tenants informed of what to do if something goes wrong.

  • Check the winter proofing you carried out in the Autumn: You’ve done all the hard work and now it's time to check all your winter proofing is working correctly. After heavy rain, cold temperatures and ice small problems can quickly escalate. Check for cracks in walls which could be made worse with ice and for any damage after storms such as loose tiles.

  • Talk to your tenants: It’s always important to ensure there is a good line of communication open between yourself and your tenants. In the winter this is particularly vital as it's the time of year when issues are most likely to arise. Make sure they are clear on their responsibilities and what to do if something goes wrong. It might also be useful to know the dates they will be away for the festive period to ensure the house stays secure throughout.

  • Insurance: Now is a good time to double check your insurance details. Check it’s in date and covers what you need it to. Landlord building and contents insurance and public liability insurance could be important should the winter cause your property any issues.   • Emergency Line: Make sure you have an emergency out of hours contact number and your tenants are informed of it. A whole host of problems could arise in the winter and you need to ensure you or your managing agent are contactable 24/7.
