It is a gorgeous evening on the sunniest bank holiday of 2013 so far - what a great weekend we just had to kickstart May.

Now, I'm not a great golfer, but I do enjoy a round especially in the sunshine.  The inspiration for this short blog post came from a round of golf, played earlier on today - in fact it was one particular shot.  After 18 years of playing I have never hit a hole in one, so imagine my excitement when my tee shot hit the pin.  Unfortunately for me and my 18 year hole in one drought, it didn't drop in and settled just next to the hole.  The photo from the title of this blog post is where it finished - close but no cigar.

One of the key and most important factors in determining your success in not succumbing to the competition is marketing,  particularly when there are circa 6,000 spare student bedrooms in 2013/14.  Read here to see what you may need to focus on to avoid the oversupply pitfall.  You might think I am talking about this too early, since your 2013/14 students haven't even moved in yet.  You may also have not found any 2013/14 students yet - this message is probably even more important if you find you are in this boat.  Two things to do:

1) Get accreditated and
2) Concentrate on your marketing.

Fortunately, we specialise in both.  We are Full Members of the Unipol Code of Standards - The Nottingham standard that all students are aware of through concentrated marketing by the University bodies and students now look for the Unipol Stamp of approval as a starting point.  Come on board with us, and we'll guide you through it.  Secondly, marketing.  We love marketing.  If you don't believe us, just take a look at the photos on our student pages.

This is the key to my message - Act Now.  To be able to stage and professionally photograph your student property, we need time.  Too many landlords leave it too late, but planning is essential.  This summer, in just 2-3 months time, is when we can really help you to secure your future student tenants.  So here is the plan:

1) Let us stage and professionally photograph your property after receiving a full appraisal on some other important factors - When? This summer between tenants moving out and in.

2) We'll advertise your property and get it accreditated - When? This winter - we let two thirds of our property before Christmas last year ready for 2013/14.

3) We'll move your new tenants in and give you a hassle free student let experience. When? Summer 2014.

4) Here is the special bit.  We'll do all the marketing photos and staging for free!  Then, we'll manage the property for just 10%+vat of collected rent - No tenant find fees, no resign fees, no inventory fees, just 10%+vat.
