Landlords: 3 Quick Steps to check your EPC by 1 April 2018

In Brief: Your EPC Minimum Rating must be an E Rating

At the time of writing, there is little over six months until The Energy Efficiency (Private Rented Property)(England and Wales) Regulations 2015 come into force on 1st April 2018.  In short, if your rented property in England and Wales is an F or G rating you MUST take action.  

Why? 

Because you will be renting illegally if you let a house or renew a tenancy at an existing rented property that has an F or G rating.  Punishable with up to £5,000 in fines.  There are exemptions, but only apply to a slim number of cases.

If you fail to plan, you are planning to fail

Step 1) Check the EPC Register

This will show you the rating of your property.  Go and have a look at yours here.

Step 2)  Consider a new EPC

Historic calculations of Energy Performance have been amended.  It could mean that if you have an F rating, that using current EPC calculations you actually have an E rating for your property.  So consider getting a new EPC done.

Step 3) Recommended Measures

Your EPC will have some "Recommended Measures" that could be taken to help improve the Energy Efficiency of your property.  These improvements could be things such as:

- Cavity wall insulation

- Loft insulation

- Modern boiler systems and central heating

- Heating controls like Thermostatic Radiator Valves

- Double / triple glazing

- Renewable technologies

- Lighting choices, replace halogen lighting with Low Energy Lighting (LELs) or Light Emitting Diodes (LEDs)

Regardless of what the law says, a house with an EPC rating of F or G is not a very attractive house for a Tenant.  So, for better rent levels you should consider a more efficient rental property as a better yielding one.  Investing in the energy efficiency of your property is a win-win for landlords and tenants.
