Each property is different and will come with its own unique circumstances. As such, we cannot apply a strict criteria to each house. There are however some fundamental principles that can be applied to every property to ensure that it will meet the Comfort Standard.

A valid Gas Safety Certificate to be renewed yearly

An Electrical Installation Condition Report (EICR) to be renewed every 5 years

Have working smoke/carbon monoxide alarms

To be compliant with HHSRS requirements

Correct Landlords Insurance for buildings and contents

Consent to Let from mortgage company

Well maintained roofs and guttering

Double glazing

Secure external doors and windows

Freshly and tastefully decorated
